1. WHAT DO PROPERTY MANAGERS DO?

We are the property owner's agent; we defend their interests and guarantee the best maintenance of the property. We provide administrative and financial property management. We help the owner whether the property is empty or rented. 

If you want to lease your property, we make sure that it is in mint condition, we prepare the agreements (inventory, lease agreement, utilities, etc.), we take professional pictures and we do the due diligence to find your best tenants in national and international portals.

Finally, when it is empty again, we fix, clean it, and look for new tenants!

We can also help you with short-term rentals on websites like Airbnb or others.

2. HOW WILL TEMPLO FIND TENANTS FOR MY PROPERTY?

First, we make sure that everything works perfectly to avoid problems with future tenants. We are professionals, we know where to look! Then, we will send professional photographers and our marketing team will do their magic: write a description of the property (optimized for search engines) and publish the property in the best portals. Finally, after some visits, we will review the tenant’s dossiers and share the best profiles with the owners. The final decision is up to the owner, but they will have our advice.

3. HOW MUCH WILL MY INVESTMENT PROPERTY LEASE BE FOR?

The rental price is decided by the market and is determined by the location of the property, the condition, and the way it is advertised. Our local experts will do a price study, advertise your apartment and find tenants. You only have to enjoy your time and benefit from the fruits of your investment.

4. HOW DO PROPERTY INSPECTIONS WORK?

We do monthly visits to your property and make sure everything is fine. We verify that there are no humidity or water leaks, that all the devices work, etc. We are professionals. We know what to look at and check! If you have your property rented, we can arrange regular visits to the property with the tenants. Another way is to go to the property every time repairs or improvements need to be done.

5. HOW OFTEN WILL I HEAR FROM MY PROPERTY MANAGER?

Communication is particularly important at Templo. The Property Manager will report any incident that occurs to the property immediately. Also, we maintain constant communication with our clients, so they are sure their property is in perfect condition. 


We are always available. During working hours, our average response time is 27 minutes.

6. WHAT ARE THE PROPERTY MANAGEMENT AND RENTAL MANAGEMENT FEES?

The owner will pay a fixed fee per month based on the type of property, location and services needed. If the property is rented, the fees will be a percentage of the monthly income. Costs of cleaning, maintenance, etc. are borne by the owner. Everything is detailed in our agreements.

7. WE HAVE JUST BOUGHT AN INVESTMENT HOME IN MEXICO CITY. HOW CAN WE GET THE MOST OUT OF IT?

With our "Post-Sales" service, we will make sure that everything is ready to move in and enjoy your home: internet, alarm, utilities, receive the furniture and much more.


With our "Rental Management" service, we will help you select the furniture that will give you the best cost-benefit ratio and then we will take care of doing the best marketing to find tenants.

8. WHAT IF MY TENANT ONLY PAYS A PARTIAL AMOUNT OF THE RENT?

We will at once record that a part of the rent is missing by sending a letter to the tenant. Then, we will mediate with the tenant so that they immediately pay the outstanding amount. If the tenant resists, we recommend taking legal action as soon as possible.

9. HOW DO YOU FIND A GOOD TENANT?

First, we filter potential tenants when they call us asking for more information. We will not make useless visits. Once a client shows interest in renting your apartment, we will ask for documentation to ensure that they have the financial capacity to pay the monthly rent. We will share the best profiles with property owners and share our personal experiences with tenants. Our recommendations are fundamental, we are experts, and we know that the dossier is not the only factor to select your future tenants.

10. SHOULD I ASK FOR A HIGHER RENT? IT CAN ALWAYS BE REDUCED LATER...

The rental market is moving fast and there is a lot of supply and demand in Mexico. You will waste your time and money asking for more than what the market marks. Tenants often have a fixed idea of their budget and if an apartment doesn't match their criteria, then they look at another. The price is not usually negotiated, it is different from the buying and selling market. The more time sitting on the market, the more money you will be losing.

11. WHAT HAPPENS IF A TENANT DOES DAMAGE TO MY PROPERTY?

When a new tenant moves into your property, we make an inventory that is signed by the tenant. That shows in detail the state in which the property has been granted. In case of later damage, it can be justified with the inventory. The tenant is also asked for a deposit. That deposit will only be used if the tenant does any damage to the property that exceeds normal use. If the damage caused to the property exceeds the amount of the deposit, then legal action will be taken against the tenant.

12. HOW LONG DO WE SIGN AN AGREEMENT WITH TEMPLO FOR PROPERTY OR RENTAL MANAGEMENT?

We do sign an agreement, but mainly to avoid any misunderstanding: our services are almost tailor-made for each owner's needs. It's cancelable at any time.
