Buying an apartment in Condesa can begin with a viewing that wins you over: a terrace among the trees, a distinctive façade or a living room filled with natural light. A sound decision, however, needs more than that first impression.


Alongside choosing a location you enjoy, it is worth understanding exactly what you are purchasing, how the building operates and what owning the property will cost. If you are buying as an investment, you also need to assess its potential using specific figures and conditions.


This guide covers the points to review before moving forward, whether you are considering an existing apartment or a preconstruction development.


Before buying an apartment in Condesa, decide how you will use it


Are you looking for your main home, a second residence or a rental property? Your answer will shape your priorities.


For a home, the layout and its fit with your routine may matter more than a recognizable address. For a second residence, organized building management and ease of maintenance may be priorities. For a rental investment, consider the potential tenant, expenses and applicable conditions.


Identify your requirements early: bedrooms, workspace, parking, an elevator or a terrace. Separating essentials from preferences makes comparisons more focused.


Check the floor area and how it works


An apartment that looks spacious on paper may not have the layout you need.

Request a breakdown of interior space, balconies, terraces, rooftop areas and other included spaces. Check how any parking spaces and storage units are described and documented.


Then assess the layout. Will your furniture fit? Do the bedrooms offer privacy? Is the outdoor space comfortable and accessible? Do corridors account for a large share of the floor area?


When comparing prices per square meter, use equivalent measurements. A total that includes a large terrace is not directly comparable with a figure covering interiors alone.


Look beyond the apartment to the building


The condition of the individual home matters, but so does the condition of the elements shared with neighbors.


Ask about elevator maintenance, building systems, waterproofing and common areas. Request information about completed work, pending projects and available technical documentation.


If you notice concerns such as persistent damp or cracks, seek a professional assessment. A building’s age, a recent renovation or a well-maintained façade does not replace a technical review.


Understand how the condominium is managed: who coordinates maintenance, how decisions are made and what information owners receive.


Completed properties and preconstruction: compare what you can verify


In a completed property, you can observe daylight, listen to the surroundings and inspect existing finishes. Still, confirm when and under what conditions it will be handed over. A finished apartment is not necessarily available for immediate occupancy.


For a preconstruction purchase, request plans, specifications, payment terms and a documented delivery date. Check which features are included and which items appear in renderings only as styling.


Review the provisions covering changes, delays, cancellations and warranties. Mexico’s consumer protection agency, Profeco, recommends carefully reviewing contracts and property information before buying; where applicable, check the supplier’s registered standard-form contract.


Preconstruction may fit your timing and preferences, but it does not automatically mean a discount or guaranteed appreciation.


Work out the full budget


The advertised price is one part of the budget. Before proceeding, request an estimate of acquisition expenses and the spending you may face afterward.


Consider:


  • Closing costs, applicable taxes and registration fees, estimated by the notary.

  • Mortgage costs, if you need financing.

  • Renovation, finishes or furniture, depending on delivery conditions.

  • Condominium maintenance fees and potential special assessments.

  • Recurring expenses, including property tax, insurance, utilities and repairs.


If you plan to use a mortgage, explore your options early. Initial guidance can help you plan, but approval and final terms depend on the lender.


For an investment, test different scenarios


To assess a rental property, compare apartments with similar locations, sizes, conditions and features. Distinguish advertised rents from agreed rents whenever that information is available.


Estimate what could remain after maintenance fees, management, repairs, taxes and vacancy periods. If you are financing the purchase, include loan payments in your cash-flow analysis.


Test a less favorable scenario: lower rent, a longer search for a tenant or a significant repair. This helps you judge whether the purchase still fits your plans.


If you are considering short-term rentals, confirm condominium rules and current regulations before basing the investment on that use. Nearby listings do not establish that it is permitted in the property you are buying.


Review documents before committing funds


Before paying a reservation deposit or signing, understand the amount, recipient, deadline, refund conditions and consequences if the transaction does not proceed.


With the notary and, where appropriate, your legal adviser, review ownership, the property’s legal position and the documents required for the transaction. Also confirm outstanding charges and condominium conditions. Profeco includes these checks in its guidance on buying an existing home.
